Terms of Service

1. Who we are
This website is operated by Johnny Brothers Marketing (SSM AS0519072-H), trading as “Johnny Brothers”, a CIDB Grade G1 registered contractor providing renovation and construction services across the Klang Valley. Our office is at 3-02, Garden Shoppe One City, Jln USJ 25/1A, 47650 Subang Jaya, Selangor Darul Ehsan, Malaysia.
2. Acceptance of these terms
By signing the booking form or making any payment, the client accepts these terms and conditions.
3. Free services
We provide a free consultation, free site measurement, and full project management from start to completion. We also provide a free defect inspection: a full defect check with a detailed defect report submitted to management.
4. Booking fee
A booking fee secures the client's project slot and is deducted from the final 10% payment:

The booking fee is non-refundable. If the client cancels, the booking fee is retained as the fee for the 3D design drawings provided.
5. Minimum renovation contract
The minimum renovation contract value is RM25,000 for high-rise properties and RM60,000 for landed properties.
6. Design & 3D drawings
We provide 3D visualisations only; 2D drawings are not provided. The design fee is based on the property size (sqft), and includes up to 3 rounds of revisions. The client must sign and return the 3D drawings within 7 days, and any revision requests must also be made within 7 days. Changes requested after the drawings are signed and work has started are charged extra.
7. Quotations
Quotations are valid for 7 days. Pricing is based on a 10-ft ceiling height; additional height is charged. All quantities are provisional — any additional works are issued as Variation Orders (V.O.) and require the client's confirmation before they proceed.
8. Payment schedule
Project fees are payable in three stages:

| 2 — Second payment | 40% | At least 7 working days before materials are delivered to site and installation starts. |
| 3 — Final payment | 10% | On the day of completion and handover. |
Payment is accepted by online transfer or cash only. Credit cards are not accepted.
9. Timeline & commencement
The estimated project duration is 30–90 working days. Work starts only after all of the following: the first payment (50%) has been received; keys and access cards have been collected; the renovation permit has been approved; any major defects that block work have been cleared; and required authority approvals have been obtained. The unit must be fully vacated during renovation.
10. Delays & liability
We are not liable for client-supplied items, or for delays caused by external factors, including natural disasters, disease, government restrictions, client delay and late payment. Delays caused by the client putting the project on hold are not the company's responsibility.
11. Photos & videos
The client consents to us taking photos and videos of the site for our records and for use in our portfolio and marketing.
12. Completion & handover
On completion we carry out a joint inspection with the client and hand over the property. The final 10% payment is due on the day of completion and handover.
