Before you renovate a new home: 5 things to sort out first

Most renovation delays happen before the first tile is laid. Work can only start once a few things are in place, so it pays to sort them out early — ideally while your 3D design is being finalised.

1. Get a defect inspection

New units often come with defects: hollow tiles, cracks, uneven walls or leaks. Report them to the developer or management before renovating, so the fixes are on record. We offer a free defect inspection: a full defect check and a detailed defect report submitted to management. Major defects that block work must be cleared before we start.

2. Collect keys and access cards

Our team needs keys and access cards for the unit, lifts and loading bay. Work starts only after they're collected.

3. Apply for the renovation permit

Most condominiums and gated communities require a renovation permit from management, often with a deposit and rules on working hours. The permit must be approved before work begins.

4. Check authority approvals

Structural changes and extensions may need local authority approval. We'll tell you what your scope needs during the site visit; any required approvals must be obtained before work starts.

5. Plan to move out

The unit must be fully vacated during renovation. Our estimated timeline is 30–90 working days depending on scope, counted from the day work starts — after the 50% first payment is received and everything above is in place.
