How our 50 / 40 / 10 payment schedule works

Renovation disputes often start with money: a payment asked for too early, or work that stalls waiting for one. We keep the schedule short and tied to clear milestones, and we put it in writing before anything starts.

1. Booking fee

A booking fee secures your project slot. It is RM3,000 for condo / high-rise units, RM5,000 for landed homes of 1–2 storeys and RM8,000 for 3-storey landed homes. It is deducted from your final 10% payment, so it is not an extra cost on top of the contract.

The booking fee is non-refundable. If you cancel, it is kept as the fee for the 3D design drawings already provided to you.

2. The three payments

  • First payment — 50%: within 3 working days after all documents are signed and you confirm, before materials are purchased and works start.
  • Second payment — 40%: at least 7 working days before materials are delivered to site and installation starts.
  • Final payment — 10%: on the day of completion and handover.

3. How to pay

We accept online transfer or cash. We do not accept credit cards.

4. What changes the total

Quotations are valid for 7 days and pricing is based on a 10-ft ceiling height. Quantities in a quotation are provisional; any additional works are issued as a Variation Order (V.O.) that you confirm before it goes ahead. Changes requested after the 3D drawings are signed and work has started are charged extra.

Signing the booking form or making a payment means you accept our terms and conditions, so read them first — and ask us anything that isn't clear.
